Our holiday villa is situated off US Highway 27, just south of Highwone, on one of the most prestigious holiday & residential golfing communities in the Orlando Area. ay 192.Set in a peaceful location amongst beautiful rolling countryside with an abundance of pine trees & orange groves. It is ideally located for easy access to all the major attractions of the area being around 15 minutes to Disney & 30 minutes to International Drive. Highlands Reserve is also only around 40 minutes away from Orlando International Airport & 3 minutes drive away from a variety of shops including a ?Publix? supermarket, takeaways, liquor stores etc.
The Golf Club itself boasts an 18 hole, par 72 Championship golf course with large, fast, undulating greens making the course challenging and fun for all levels of golfers. Highlands Reserve also has a driving range, practice green & clubhouse serving drinks & snacks.
There is an adventure playground for children, there is also a tennis court and communal pool.
The community itself has a good balance of holiday and residential homes and the grounds are always immaculate.

Booking Notes:
Booking: Provisional telephone or email bookings will be held for 7 days, pending receipt of a completed booking form and payment of deposit of 25% of the rental. ?Payment: The balance of the rental is due 10 weeks prior to the date of departure. ?Security Deposit;. A conditional refundable security deposit of ?250 ($400) will be charged with the final balance to cover any breakage or damage whilst staying in the villa. The client is solely responsible for any damages or breakages that may be caused to the villa or its contents. All or part of the security deposit may be retained by the owner to cover excess cleaning costs, replacement or repairs to the villa or its contents, excessive utility bills i.e. external doors being left open whilst the air-conditioning is on. Any defects found on arrival must be notified to the Management Company within 24 hours of arrival or you may be held liable.?Please also read the instructions regarding dustbins (trash bins), they must be put out and returned as detailed in the instructions in the villa. Failure to comply with these Highland Reserve instructions will attract a $50.00 penalty.?Amendments: Alterations to confirmed bookings can be made at the owner?s discretion subject to availability. ?Cancellation: These must be made in writing by the client who made the booking. We would also offer to put you in touch with our management company to attempt to arrange alternative accommodation. ?Arrival/Departure: The rental commences at 4pm (local time) on the day of your arrival and finishes at 11am on the day of departure to allow time for the Management Company to have the villa cleaned before the next arrival. These times may be flexible depending on availability. Please ask. The villa rental is only for the dates and times agreed to in the rental contract. Any attempt to enter the villa before the agreed upon time is not acceptable and any violation will result in you being charged double the daily rate for each day (or portion of a day) that the villa is occupied outside the agreed rental dates and times. Deductions will automatically be made from your security deposit. ?Telephone: As detailed in the villa.Force Majeure: We are unable to accept responsibility or liability for events beyond our control (Force Majeure) which result in any loss, damage or changes to your holiday. These conditions include but are not restricted to: war/terrorist activity/strikes/floods/fire/weather conditions/closure of airports/delayed flights/industrial disputes.?Limitation of Liability: Neither the owners or the agents accept any liability whatsoever for death, personal injury, sickness, accident, loss or delay of luggage or personal belongings, loss or damage to persons or personal effects however caused. Use of the community pool, recreation area and tennis courts is at your own risk. Please bear in mind that the villa is situated on a development which contains both residential and holiday homes. Therefore, neither the owners nor the agent can be held responsible for ongoing construction, alterations to existing houses or any noise arising thereof on or around the housing development.?Insurance: It is strongly advisable to take out Holiday Insurance to cover such eventualities as cancellation, sickness, accident and damage.?Behaviour: Clients are expected to behave reasonably and responsibly and have due consideration for other people at all times. The respect of other residents is paramount. In the event of a client behaving in such a way as to cause a nuisance/danger/distress/annoyance, in the opinion of our management company, to any party or damage to the property, we reserve the right to terminate your rental agreement. In this situation, our responsibility for your holiday arrangements will cease immediately and we will not be responsible for meeting any costs or expenses you may incur or make any refunds or compensation. Clients should look after the property during their stay and leave it clean and tidy.?Inventory items: No items should be removed from the house including towels/bed linen. Any breakages must be reported to the management company immediately. ?Complaints: The villa is run by a 24 hour Management Company. If the client has any complaints, the client must notify the owners management company the next working day (unless very urgent), in order for them to rectify any problems. Please inform us of any problems on your return home.?All the information contained in this web site and in the brochure are given in good faith. No liability can be accepted for any errors.?Swimming Pool Area: Use of the swimming pool is at the client?s own risk. Guests are specifically advised not to allow unsupervised children near the pool. No diving or horseplay is allowed. No glass of any kind is allowed in the pool area. If pool heating is required, this should be requested at the time of booking. An additional charge of ?12 or $18 per day will be levied and must be paid for when settling the final balance. If not initially requested but subsequently heating is required, the Management Company will levy a local fee of $20 per day. The maximum legally permitted temperature we are allowed to heat the pool water is 86?F (30?C) - please do not request anything higher. Please be aware that it is not possible to guarantee the temperature of the pool, which is partially dependant on the local weather conditions.?The person who completes the Booking Form: certifies that he or she is authorised to agree the booking conditions on behalf of all persons included on the Booking Form, including those added or substituted at a later date. The client must notify the owner of any such changes immediately they are known as Florida State Law prohibits subletting, sharing or assigning. Therefore, only the persons named on the booking form are allowed to stay in the villa. The Management Company on arrival will verify the persons occupying the villa. The number of occupants must not exceed 10 persons.?Smoking Policy: For the comfort and safety of our guests, smoking is not permitted anywhere in the home. However, guests may smoke in the pool area and surrounding gardens. Resin ashtrays are provided for guests use. If guests are found to have smoked inside the villa, the full security deposit will be forfeited to cover the costs of cleaning the Air Conditioning System and fumigating furnishings etc...?Other Conditions: Animals and Pets are not permitted in the home. This condition is strictly enforced. Failure to comply will result in you being asked to leave the villa without any compensation.Please note that we do not accept bookings from Stag & Hen parties.
